My father owns a peice of land next to a highway in a small town (population: 1000). The land was used for a gas station that's been removed. My dad doesnt know what to do with this lot. If you could start a small business what would you want?
Oh and there are no other businesses in this town besides a gas station and factory and bar and barber.

my father owns another piece of land selling drainage tile. I live in Midwest farm county. I should've mention. He farms/operates heavy farm equipment. He was going to build a gas station but was too costly.

Pretty good idea desu

Land that has gas stations on it are generally pretty worthless. Even being next to a gas station lowers land value. There's tons of Federal Regulations on this shit. Regardless, I would take to a commercial real estate agent. Sorry dude.

Seems like a nice little town. If the housing market is healthy you could build some townhouses like what's across the street, with a coffee shop on the corner. Profit from selling the houses and make your town comfy.
