So, best books or online courses to get acess to that mls?
Have about 0 desire to be a real estate agent. Odd nights and weekends hours. Selling. Living off of ahit commissions. Have actually done all of that and have 0 desire.
However. Acess to that sweet mls without a gay work around and the ability to do deals and on occasion skip the realtor fees or use them paying my down payment does help.
I work 50 hours a week and cant find night classes.
I know dumb bitches that are realitors.
Some people i know took a 5 week course.
I have tried google, looked for books, and cannot descide.
If any anons here got a liscense with a book or online course i will sign up or buy it.

I'm currently doing this only because in my city the housing market is very much below average in terms of cost.
I started this when I noticed the gap between a $40,000 and $60,000 house was 3 extra beds and 1-2 extra baths. 40K for a 2bd 1ba or 60K for a 5bd 3ba. Rent per room is generally 300-400 so on a 5bd I am making $1K profit per month. Already staying in my own house for free and have cheap semi-slave labor, I ask them to repaint something and then cut their rent one time.
Again screen your tenants and get everything in writing, eviction sucks but local laws dictate if they're destroying the property or doing drugs you can get them out very quick

I've got some money coming my way from a wrongful death lawsuit. Looking primarily and multifamily rentals, as the margins seem to be significantly better. The market in my area is fucked (like 5 years ago shit started gentrifying at a really astounding pace -- my brother got a house 3 years back and its since doubled in price).
From what I understand you should aim for 2% for purchase price per month, but in my town 1.5% seems more realistic. Cant wait to buy one and sit back and retire.
