I would just use cash with real estate if you are going to rent it out. if you plan to flip then sure use as much leverage as you can

Dont get a loan unless you are flipping it.
if you are planning on renting it out pay cash. if you do a rental with a loan most of the time the only people making money is the bank and the property manager, after a few years you'll see that you haven't really made any money.
what I do is trade stocks once I get enough I liquidate and buy property then restart with stocks

Plugging into rental property calculators paying cash always seems like a raw deal. Sites like bigger pockets push the cash on cash analysis. Most of the time using leverage you get 3-4 times more returns on cash invested.
