Buy a house over market rate, you're going to end up underwater and hate life like most wage slaves over the last decade.

Be patient and buy a house under market value, you'll have great equity after 10 years.

Depends. If you're in a country where you have to pay property taxes, then it's not much different from renting, because by paying property taxes, you are essentially renting the property from the government.
(The only way this makes sense is if you're really rich or if you flip houses or rent out your houses)

But if you're in a country where you don't pay property taxes, then yea it actually makes sense to have one

also if you ever have money for down payment of a house, find an investment property builder and ask if he's building anything he's selling, chances are he's building a cheap investment property where you can have multiple spanish folks pay rent and profit in at least $6k a month
