Maybe if your credit is good enough to take out a high dollar personal loan, and then use that as a down payment for a property loan, and then hope your investment makes enough to cover both loans.

But seriously unlikely, I read in AFR that the 4 banks are tightening up their lending because they have too many risky loans to Chinese apartment buyers. Stories about the same fucking paperwork being used to show Chinese collateral for as many as 15 applications.

Typically not without collateral.
Sometimes the future cash flow of the business being acquired can be considered the collateral. However this is not typical for the small business operator, more like corporate LBO's.

In the case of a motel if you're also buying the property you might have a shot to get in with a lot of leverage. Because it's more like a commercial real estate deal.
