Lol, no, it was a little more complicated than that.
I'd guess how much you'd need depends mostly on how much you'd want yearly. Maybe estimate a 5 or 6% return and go from there. Under that scenario, half a mil gets you $25-$30K. Double it for a mil, and so on. Can't help with the property aspect as I don't rent it out.

I talked my way into some business deals with people more knowledgeable than myself. After the first couple I had a decent enough amount of capital that I could take a larger position. The rest was investment. Not pissing it away wasn't too difficult as I didn't grow up with a lot.
I found regular jobs boring too. Which is probably why I got fired from as many as I did.

That's a tough one.
On the pro side, I don't doubt you could learn much of what they would teach you class-wise on your own. And the actual piece of paper I got from school wasn't instrumental in any of my deals.
But on the con side, what you learn in class is only part of what you learn in total. Not just from a connections point of view, but in terms of interaction with professors, other students, etc. I have no way of knowing how much these things contributed to my abilities later on. I may have been knowledgeable about the right things, or was able to be familiar with and/or say things the people I did business with wanted to hear.

I'm 31, get $1,300 a month in Social Security since I'm 'Disabled', collect $250 in food-stamps, get 100% free healthcare via Medicaid/Medicare, go to school and get Pell Grant/Scholarships/Subsided Loans, tutor fucking retarded fresh out of high school kids in Calculus, sell my Adderall (allegedly) and sell PDFs of textbooks.

I don't even have to file for taxes since the IRS just sees the Disability and it's not taxable; in reality, I make quite a bit but it's all in cash and kept in a safe in my condo.

I'm a career student and once the loans max out; I fill out a single form, attach a letter from Social Security and all of my loans are erased.

Demand fuels innovation, comrade.

My generation got fucked by the Baby Boomers so I decided to just mooch off the system while getting a lifetime of free education and college pussy.

I'm working on my second Bachelors and then going for an MBA.

I'd like to start a tutoring service but there's too many people with bachelors/masters in math and the only job they can get is tutoring in math.

I'm saving my money to use as seed money for once I decide on the type of business I'd like to own/run/operate.

The state and city I live in is a fucking desert and dusty as fuck but full of rich assholes; I've considered investing in some top of the line carpet/tile cleaning equipment and doing that.

Since I'm not relying on it as my livelihood, I could easily undercut the competition; plus I'd take pride in my work and always do an A+ job.

I'll never be a millionaire but I think I'd be quite happy.

Just throwing a random idea out there - why don't you invent a new "tutoring method" kind of like how many schools brand themselves as 'Montessori'? Just a marketing ploy but you could do some research into learning techniques and actually try to be a better tutor.

Yeah, the tutoring idea won't go away even though I see the market is saturated where I live.

The only way I would consider going forward with it is if I made it a three 'Tiered' tutoring service.

Tier 1 would be a few hours of general tutoring.

Tier 2 would be more hours but also homework help and prepping for tests.

Tier 3 would include the previous services but I would actually enroll in the class with the client and guarantee they would pass the class or their money back; the reason for enrolling in their class is mostly for the placebo effect and also because I would know exactly how the teacher teaches/tests and can prepare the client 100%.

There would be a legal contract that would be involved that would state skipping tutoring sessions, not doing homework and/or missing a certain number of classes would be in breach and they would forfeit their fees and I would drop the class.

I even have two pretty appealing names for my tutoring service/firm.

As for the carpet/tile cleaning idea, I would always have customers in the nice/rich/upscale neighborhoods and you'd be surprised how much they tip and sometimes give you their old 'shitty' last years electronics/appliances.

Think I should go the solo owner/operator route or maybe take on a partner to be the squeaky clean front-man and also finance getting the equipment?

You have to figure out your own way pimp yourself out since you know your strengths and weaknesses ie. looks, socially, cunning, etc.

I started by creating a slick looking website with our colleges logo on it, my 4.0 GPA in every single math class I've ever taken, made up some fake testimonials (with pictures and burner e-mails) and some shit about how I take pride in what I do and I want to help you reach your potential, etc.

Then I start leaving/pinning my business cards with the website address on it every on campus; bathrooms, cork-boards, handing them to people who looked stressed the fuck out in the math building.

I also gave a few people a free 15 minute session to show them I knew what I was doing.

First one is free, right?

Word of mouth got me customers but around midterms is when students started getting scared and my e-mail BLEW THE FUCK UP with idiots who didn't study enough and were terrified of failing the class.

I was diagnosed when I was younger but grew out of it but they keep sending checks so I keep cashing them.
