Well, there's a whole community that goes into the passive income thing. Most of them are interested in the dividend aristocrats, the blue chip stocks that have increased dividend for 25+ or even 50+ years.
Check out suredividend.com for example.
Stay away from the very high yielding stocks.

you wanna buy real estate? involves fixing the place up, mainenance, finding tenants, dealing with their shit, filing paperwork for taxes, etc.
"passive income" is a meme buzzword for income that actually requires different (although usually less) work than wageslavery. truly passive is maybe the 0.2% you get on a savings account.
