I have been saving my whole life in stocks and etfs, but lately I feel kind of retarded for leveraging every penny I own into bay area real estate.

Only if you are looking at East Bay (Tri-Valley/Tracey) or South Bay outside of SJ, SiValley, and Santa Clara. Every SanFag commuter lives in Tri-valley, every South Bay Techie lives in Tracey or Stockton. The numbers living there because cheaper rent will only go up unless tech bubble bursts again, supply and demand, etc.

-Personal Bankruptcy
-Needs TLC
They need to be motivated so you can negotiate the price down to a level that works for you.
Yes, but I think it works by how old the building is for rent control...
This listing is much lower, but I can almost guarantee there is tight rent control, due to a very low price.
