I'm going to come into some money and my aunt wants to sell their house to me, in which then I would take over the mortgage.

The mortgage is already being payed by two tenants, so there's no worry of defaulting If they stay

However I live around 3 hours away from the house, it' by a beautiful beach.

The thing is I would lose my current job, which the pay around $12 an hour, which would also mean I would not be able to pay some bills I have.

I'm 19 /biz/ and I have never been a landlord and need my bills payed, do you guys have any advice?
