Anybody with experience in real estate or property demolition on /biz/? Every time I come across abandoned properties it strikes me as unusual how quickly they fall into a state of complete disrepair. I came across pic related yesterday. Clearly this is an old home, but Google Street View photos from 2011 show it occupied by what appears to have been a very neglectful owner (entire front yard overgrown with thorn bushes, multiple old trucks loaded full of random trash in the driveway, garbage strewn about the property). The 13 acre property is now vacant and was listed on multiple real estate sites last month. Satellite imagery dated 2016 show two additional structures on the property and an excavator that are no longer there, so it is in the process of being demolished.

All of that being said I imagine it was likely a foreclosure. What confuses me is how utterly destroyed the home is on the inside. I've come across hundred year old abandoned homes in better shape than this place. I understand that abandoned properties are quickly vandalized by teenagers but there was no graffiti in here, and the destruction was so thorough that it would have taken at least several hours for a couple of teens with anything short of sledge hammers to do the same. Every shred of drywall downstairs has been bashed out, all of the insulation strewn about the floor.

Does anybody here know what the process is for demolishing vacant properties? Is it done from the inside out? I always figured an excavator would just crush the place into a pulp once the remaining furniture had been removed. Is there a step before where the interior is completely stripped of drywall and carpet?

Everything of value is ripped out from the interior, and packaged for sale. Even ancient carpets can be shredded and used somewhere. Then, once the structure is empty,, they tear it down carefully with the excavator, load it into a tipper, and haul it off to be sorted, processed, and re-sold.

Even the concrete foundation can be broken apart with a pneumatic drill, crushed, any rebar extracted, and the remainder used as aggregate for new concrete.

That's exactly the answer I was looking for, thanks. I've been working on a project mapping and detailing the history of abandoned ruins in southwestern Canada and have been trying to identify indicators that separate abandoned/derelict properties from properties that are in the process of being demolished. It can be confusing since derelict properties are often stripped of wiring and copper by thieves, drywall and carpet seem to be better indicators, I can't imagine thieves or vandals wasting their time on either.

Just call the county offices and ask for a list of properties to be demolished. The ones in my county actually just get published in the local paper.

I killed a few houses. Own a shitty rental. Working on a 3rd.

Walls likely destroyed to salvage coper wire or maybe even lead water pipe before destruction. 1 tweaker could have done it too. Some people like to tear down and haul away by hand. Or torch it.

If burned you will be picking up nails for fucking ever. We typically strip it of anything wirth money and take out suport beams with a backhoe. Then haul ot off and burry it. Yes ots illegal, but around here every 100 year old ra cher has a washout they want filled. Dump the house in it and cover with some dirt or rock and move along.
