Expect to pay almost as much as the house costs in land, utilites, permits, contractor fees, ect. Not to mention that price on the website is probably low end. Local builders could charge more to build the house.

In my subdivision, I was friends with the builder and he cranks out 2200-3000 sqft houses from anywhere from 130K to 180K.
He paid about $60k per lot and he's been doing this for a long time.
Houses run from $260-400K depending on the features you choose and location.
So yeah, if you have the land, you could build that fancy cuckshed for $145K easily.

"From $145,000" means $145k if you use low-end materials and cheap labor. Also, as other have mentioned, in addition to the land and structure costs, you'll have a lot of permitting and utilities costs.
