A truffle farm in Romania because there is no competition there. Plus you can also truffle hunt because the truffles haven't been discovered yet, there's only 500 truffle hunters as opposed 50k like in Italy.

Raise exotic pets and sell them. Birds, reptiles, fish. Fish aren't as hard to raise as mammals, at least in theory.
You can also try raising some breeds of insects, but they're hard maintenance and don't survive long.

You can start a cinnamon plantation in Sri Lanka and southern India, obviously you'll need to own the location and the workers.

You can try to hire a programmer+graphics artist to work on a few low-low budget games. Puzzle games, indie hipster platformer games, sandbox survival, something nobody has taught of and never executed properly.
