I live 30-40 minutes away from NYC, i own a small business, a coffee shop good spot, usually full, and a two apartment building. More and more whites are moving in i'm starting to notice, they are moving from the city i'm assuming. And, more stores are closing, stores mostly with hispanic customers. Stores are closing, and being turned into nice apartments, and restaurants. Investing in getting more apartment buildings, and opening up attractions like coffee shops, or even something like a deli would sound logical right?

Ah, gentrification.
Real estate might be better. Less risk(yes I know this is a generalization, and can be mortgaged. You can even get some of your investment capital back with a cash out refi after some time.

Start buying real estate and enjoying free increased market value.
Same thing is happening in my community to (Chicago) take out a loan and buy property while it's somewhat low. Fix it up real nice and either rent to yuppies or sell to bank
Whatever you do, stay away from food or beverage investments /businesses

I agree, when I first noticed the gentrification, people first felt annoyed with the food options I.e hipsters running them. So they retaliated by spray painting and vandalism

Not OP but why?
I know a man that is fairly successful (probably worth around 2-3 million) and he always says food businesses are the best. He owns three restaurants, but he also deals in real estate and had a gas station for a while, and yet all of his money came from restaurants because everything else either didnt make enough money to be worth the effort or it plain did not make money
