Is leasing business equity a thing?
How can a potential investor get a good deal when funding a startup and not completely rape you when things get going?
I pitched my business idea and an investor wants 40% equity in the business. I can't give anyone 40% of my blood sweat and tears forever, i still want to do my business. But it's business.

Nope. I will be doing everything. Just don't have capital. Business plan is laid out and it all looks good on paper with projections and everything. I'm not saying that it will have equivical practical function but it looks as good as it can on paper and I would be central to this business in every way, Until i can find someone to replace me at least.

It's called a loan.
you go to the bank and apply for an SBA loan or similar. Then you pay it back.
if for any number of reasons you don't see your business making enough money to cover the loan payments for some time you join the millions of other poor people that have "great ideas" that never seem to actually produce money.

Then you're not taking the risk. Stop over-estimating your contributions to the enterprise. There's hundreds of thousands of poorfags with ideas who are willing to work hard. There are very few with the pocketbooks to actually make one of these dreams real.
