Dude bought a house near a college with a mother in law suite (basically a basement apartment) and rented it out, which pays for a good part of the mortgage.

my wife and i own three houses which we rent out (we are renters too, but in a different city). i have trouble seeing how you can fuck up with property, as long as you take more than 5 minutes in vetting your tenants, and dont buy an obvious shitpile which will need a tonne of work

Listen, real estate requires a lot of money to work. Don't believe any of those no money down paid programs. This is not an easy way to start investing. Also to make matters worse real estate prices are at record highs in a lot of areas. So fuck off and start with your IRA and 401k match baby tier shit.

Have a lot of money/investors. Your best bet is to open a property management company and charge 1-2% of assessed value to actively manage property.

There are more agents than there are homes on the market. Hope that puts things into perspective. It's just a bunch of ants climbing on top of eachtother. All hoping to get the food at the top.

You can succeed at it, but it is such a grind, especially that first year. I'd rather be a contractor any day than a real estate agent.

There are a lot of careers in real estate, not just landlord or agent. And each have their own ways of success.
