So I'm thinking about buying a house nearby. I'm in DFW. Its a 4 bedroom, 2 bath in north Dallas. I can't really do roommates though, I'm not good at living with others. I'm thinking of renting all 4 bedrooms out and keeping my apartment for now as its close enough to work so i can walk and fairly cheap.
House is being sold for 200K.
I'm thinking 50K down.
500/bedroom for rent.
As Dallas is constantly growing, seems like it should be filled fairly easy.
I feel like I'm overlooking something big time. Would this be destined to blow up in my face?

No way you'll be able to get 500 per bedroom, ESPECIALLY if you're not living there. Also there's a ton of codes and standards you have to go through to legally subrent a house four ways, made all the more complicated if you can't even let the IRS know its your primary residence. Big difference between "making a little money on the side" renting out a few extra rooms to "property purely for rental income" to the IRS.

Off topic, but as a Dallas citizen for 19 years, I fucking love this place.
Don't rent by the bedroom. Just rent to a nice middle class family
