I won't lie - if this was the only thing I did in life it would probably be shallow, absurd, and unfulfilling (for me, I won't speak for others).

I'd consider this to be more like a profitable side-hobby that doesn't occupy my life but certainly enhances it in ways that most other hobbies and business endeavours would fail to do.

I'm older than most on this board so I lived the /frugal/ life and worked a boring (but well-paying) wagekek job for years and years before getting into real estate. Even then my ""involvement"" is just owning a property near a reputable university that I rent out to students.

Absolutely worth it but I'm in an unusual market.

Risk is fairly low because housing prices are rising so retardedly in my city (Vancouver) that even when ""the bubble pops"", prices will still be laughably high at this point.

The value of the place goes up every month and the rental market here is a nightmare (for renters) so you can charge a lot more than places are worth.

It's basically a guaranteed positive but that's in my very particular area. There's minimal risk if you do a half-assed job screening potential tenants. I don't care about them smoking weed inside or anything like that as long as they don't destroy the place.

Pretty simple. Asked around 4chan for advice (seriously) years before /biz/ was a thing. Had a good thread going with some useful tips and considerations I hadn't thought about. No idea who was providing the info but it pointed me in the right direction so that I could verify it with a lawyer and an agent.
