Directly owning your own rental real estate.

Buying into a Real Estate Investment Trust.
Depends how much housing costs in your local area, any skills you have with home improvement and the amount of money you have to invest.
To buy a house to rent, I'd suggest at least having 30% of the down payment.
Unless you're familiar with /diy/ I'd suggest REIT
I'd love to own a rental house or a triplex in a hot area, but for now I've been pretty darn happy with REITs. I own Annaly Capital and their dividend has been sweet like honey. Steadily dripping honey. But, if I were to invest further I would probably go to a non-mortgage REIT and probably one of the healthcare or data center trusts.
I've been hesitant to set it to reinvest, but frankly I wish that I had done so a year ago.
The advantage to owning a physical property, from what I know, is that you gain some write-offs.

I only have 100 shares, small holding. I bought in 2014.
