My dad owns 4 low-end apartments. He rents them out for okay money, but jesus christ the people can cause shitstorms like no other. Really gotta be careful/lucky with who you rent them to.

i dont think youre gonna have much luck with real estate investing in germany, the market is dominated by very few powerful people (often arab family clans) and biker gangs.

OP here's a protip, you should check how does law protect non paying tenants. Here where I live if those tenants have a little child theres basically no way to kick them out. Even if they dont pay a dime a month. There's alot more to it and its alot more complicated than that but i cba explaining it all. Just check it for Germany. Also commercial estate is a protip. Alot easier to deal with companies.
