Choose liabilities wisely. Liabilities are kids, pets, home ownership, vehicle, salarie job, contracts, etc.

If you buy anything, buy things you want for long term. This doesn't mean buy a fucking $2000 marble end table, it means buy shit you need, buy durable, and buy good deals.

Do new things, even if you're not sure you'll like it. Life is a journey, so take on the adventure and learn where you fit.

Love is not a cure, it is a shared gift. Someone takes it away, just be glad you had it. Feel lonely? Love won't solve it, you have to fix yourself first.

Learn good damn everything you can. There is no better time than now to be able to learn. Everything is at your finger tips.

Slow any addictions. This means porn, food, drugs, drama, adrenaline, etc. Just pace that shit, because you won't like life when you're burnt out.

Make shit. Even if it is just a model car or Legos. Make something badass and be proud of it. Try though. Really put focus and effort into it.

Do good things for others so you can see them happy. Making others happy in turn brings happiness to you. The only string is, you can't do it with any intent but to simply make others happy. No selfishness or agenda, just share the good feels and good times.

if you don't own a home you are literally throwing money away into rent money you'll never recover. If you have a mortgage however you are paying into something that you'll eventually own and won't have to pay rent when you retire

As soon as you have enough money to put a down payment on a house down and you are secure career wise - do it. Otherwise every time you write a check for rent it is literally money flushing into the toilet. Are there exceptions to this rule? Of course, but across the board it is a great investment and shouldn't be thought of as a "liability". If a mortgage is a liability then paying rent for an apartment is a fucking sham.

I see your point, but add up the entire cost over a lifetime including maintenance, replacing appliances, cost of moving and paying on a new loan, market inflation and deflation, taxes, etc.

My point is that renting allows a person to uproot within a few months and easily have a place to live. This means you can travel every few years and live a life of exploring new places rather than being planted. If you own a home and the neighborhood turns to shit, you are fucked. If you own a home and can't find employment within 50 miles, you are fucked. Renting allows fluidity. There is a cost, but the overall benefits are better for living.

I don't mean to sound condescending but you sound like me at 15. I was all about getting the cool expensive car (NSX lol), wasting money on the latest shit, not thinking about long term.

Buying a house is not only a great long term investment but it's good short term as well. A 30 year fixed mortgage (the most standard of home mortgages) never increases in payment. Meaning while everyone elses rent goes up little by little every year, yours NEVER changes. All that about enjoying your life while you're young or whatever, yes enjoy life, but sooner or later (in your 30's would be a great time) buy a mortgage, or throw money away what do I care just trying to help. Bottom line is if you can afford a mortgage do it. You won't find a lot of financial advice opposing that.

This is totally beside the point, the thread topic is discussing general advice. If you're the type of person that wants to see the world by renting apartments all over the world then obviously don't take a mortgage.
But if you really want to get into it, you could actually buy a home (get a mortgage), and then rent it out - you will reach a point depending on how fast real estate goes up (could be 2 months could be 10 years) that the money you make in renting out your home will literally pay your own rent. I know people that do this. Read up on this shit.

Your totally missing my point 100%
What I'm trying to get across is that you can either:
A)Pay rent each month for an apartment, money that you'll never see again
B)Save up 20% of what a condo/home costs and put a down payment on a home and get a mortgage. Yes there is the big chunk of money that you are putting down initially but everything you pay after that is going into paying for a piece of real estate that you will OWN after it is paid off. Meaning eventually (30 years or so) you will have property that is worth hundreds of thousands of dollars and you won't have to pay rent ever again.

This isn't rocket science.
