My landlord offered me a $500 rate, instead of my current $600 rate, to move to the basement. He's having trouble selling prospective tenants over 35 on the idea of living down there. Pro of the basement: none of its walls face the noisy road, and the room is newer. Cons: it's a basement, as well as anything he hasn't mentioned yet.
What do you guys think?
Idk seems like a good deal to me. Though I'd still haggle, see how desperate he is.
You def want to make sure you know the whole picture though, the place has to have windows or its not legally allowed to be a room, but are they shit little windows? Is it gonna be a dark cave down there? Does it get colder and is it gonna cost you more in heat for that 100 off to be worth it? Are there other people in the basement? Are they gonna be shitty neighbors? Also idk what floor you're on now but in the basement you are guaranteed to have people living above you. Is the woman gonna come home every night at 3am in her high heels to clomp around above your bed?

Thanks. I think, due to the size of the house and the property, the noise situation in the basement room is actually better than my upstairs room. He said he's willing to take a big fraction of the price off because I'm a good tenant? Weird. He said he could never ask for more than $800 for the upstairs rooms anyway, so his motivation for renting these rooms out is just to "make rent" on the house, rather than making a profit.
I said I'll take it. Worst case scenario, I'll take one of the upstairs rooms back.
