Realistically what kind of leniency would an apartment complex or similar give to a tenant who is late on rent?
I'm trying to be fair with my tenant who is likely going to ask for an extension this month because he's been talking about how tight money is pretty repeatedly. I'm trying to make the point to him that if he lived in a larger owned complex instead of a private home, he would be evicted almost immediately, so rent needs to be a priority. Am I right or wrong?

Most places are going to charge a late fee per day that they're late so they don't really care. $30 for the first day and some $ amount for each day after. If you don't pay by the end of the month, then that's grounds for eviction.
