By having something in common to talk about that you both care about. Also, by having stuff going on in your life that would be interesting to the other person. And don't forget to listen to what the other person has to say. That always helps.

Personally I don't really text conversations, I use it to set up a time/place to speak in person

i usually keep it brief, ask her about somehting she mentioned before then move on
i usually just say you free at so and so date and time? how about we do this or do that and meet here or there

Texting is a two way street, if your the only one trying to start a convo and the only one trying and stressing on how to make it last then she doesnt care. She will do her part and you will do you part.
