I'm leaning towards the car desu, are there any downsides I'm missing?
As a homeowner: get a car. You can always rent an apartment.

Sex and chilling with homies
Also, showering
Some teenager on their cellphone can total your car. Not as easy to get your house fucked.
That said, don't buy a house in a place you don't want to settle down in.
>can live in it
God dammit Ricky
You can't just park your car anywhere.
Friend lives out his van, gets cops called on him all the time whenever he pulls off somewhere to sleep. You especially couldn't keep it in one place too long, you have to keep moving.
Also much less secure. He's also told me of a handful of times where car jackers/robbers have come up to his car at night unaware he was inside and tried to break in. They bailed as soon as he jumps up from the back and chases them off, but he said once a guy with a gun tried breaking into his car. Dude never shot, but tried to get my friend out of the car. Friend just started the car and floored it. Thinks the dude had to have been bluffing, but who knows.

Truck stop bathrooms and showers get old real quick.

A car will go down in value. A home will stay the same or increase (usually) but will also cost you in taxes, fees, upkeep, all kinds of shit you're not thinking of.
You're basically asking "should I only jack off to trap porn in 2017 or get married." Apples to oranges in terms of financial decisions.

This guy gets it. If you don't have pets and don't want to get laid you can live in a car. You will need a gym membership for showers. As a "homeless" person your hygiene will be WAY more important than a normal person. People with homes can afford to look like a scrub, you can't. You will need to be ethically challenged enough to lie a lot if you want to keep a job. If you drink or do drugs don't even think about it because it is dangerous as fuck and you need extreme levels of situational awareness to keep yourself out of trouble.
If you can handle all of that you will have a lot of free money.

House. If money is tight even after the cheapest living quarters you can buy, it's time to invest in a bus pass.
