Lease law - Acceleration of rent?

I've been renting an apartment since mid-June. After living here a while, there are several things I find annoying as hell about this place. I want to find a new place, pack up, and leave early.

But I was re-reading my lease and this caught my eye

What does "reasonable effort" entail? Can these people just jerk off for a month and slap me with half a year's worth of rent?

Depends on what they do when they jerk off for a month.

Either way, you owe them the rent for the rest of the lease immediately if you move out. If there's 6 months on the lease left, then you owe them 6 months' rent immediately

i'd say NO

that is standard clause in USA and the apart mgmt could care less how quickly they rent it out because you are responsible for the rent $$ until end of lease

unless something like hurricane destroys unit or serious mold infestation etc

Yes I have, but I've never had to move out early.
Guess I'll have to find my own replacement renter or just tough it out.

yikes be careful with that too because even with sublease you are still responsible for the rent, so if your sub-tenant does not pay you then you have to do the eviction stuff, if they trash the unit then you have to pay for it, if the neighbors complain about noise, then you have to deal with it, you have to run credit check etc etc

possibly you could talk to apt mgmt you've been there 6 months they might let you go early if you agree to pay some extra rent based on what the lease rate would have been for 6mo instead of 12

Yes. The latter still means that you've left early and broken the contract (lease) though, so you're still bound by the terms of the lease. The lease is between you and the landlord, and a new tenant would have a lease with the landlord too. As far as the landlord is concerned, you have invoked the acceleration clause and are bound to pay the remaining rent. Some landlords might be nice if you just talk to them, but they have a legal right to go after you if you leave, even if you find a new tenant.

If your lease allows subletting then that's an option for you, but if it doesn't, you're stuck here unless you're prepared to pay the remaining rent immediately.

No, but I asked because depending on what was wrong, the landlord might be in breach of their obligations and could give you an out.
