the last 40 minutes of this movie were weak, predictable, and relatively uninteresting. The characters became cliched and boring, every single scare was easily anticipated before they happened and totally unremarkable (oh wow, you put your eye up to a hole to look into a creepy empty hallway, and then suddenly a scary face appeared? I'm shocked), and the leaps of logic/plot were totally uninteresting.
The movie fails to be anything more than mediocre, which I would be able to forgive (I've watched a lot of worse horror movies) if only it was actually scary (it isn't).
TL;DR - 5/10 for a good first act and good directing, but the movie falls flat by never being scary or having a compelling story. Not good enough to be enjoyable as a good horror movie, not bad enough to be fun to watch and laugh at.
