I am an mtf partway through my transition, living in Europe. I'd like to move to America and live with a friend of mine in the general Seattle area, but unfortunately I have no income and my friend doesn't make enough to afford a decent apartment for both of us.

I'd like to find a cis girl or passing mtf willing to move in with me and my friend and help pay rent. My ideal requirements are as follows:

-makes at least $1000 per month and willing to pay somewhere in the neibhorhood of $250 or more towards rent
-will help me with transition stuff (i.e. helping me learn to apply makeup)
-non-smoker
-will not bring a ton of people over and have loud parties or trash the place
-no criminal history

We would be living in a 2 bedroom or 3 bedroom unit, likely somewhere in seattle, bellevue, redmond, lynwood, bothell, woodinville, or everett. We can narrow down the area depending on where you're available to move to, how much rent you're willing to contribute, etc. Since my friend makes a decent amount of money, you will only have to pay a relatively small portion of the rent (like I said, at least $250). My friend and I will generally keep to ourselves and maintain a tidy apartment.
