The county I live in, in California - estimates $70k of permit costs for a 2000 sq ft house.

I think 1200 sq ft is around 40-50k

If you cant afford that price range then you probably should focus on earning more money. That's a cheap price. Cost of construction is $80-100 a sqft plus land costs. Which is why you wont find a nice house in almost every city for less than that range.

Buy an house in east/south europe where they are cheaper and better then in US.

Buy row home in shitty neighborhood. Work nights to make it nice inside and looks "taken cared of" on the outside. Hang for a bit while you save up money. rent is 2x what a mortgage costs on these properties. Save a down payment for some place you want to live.
Move out and rent the first property when you are 30. Find a 25 year old wife.
If you have a family already move some place small or has a long commute that you can afford. Keep your family away from shitty row homes.
