Daily reminder. if you aren't a home owner, it's your own fault. In this country, hard work will get you everything you need. Millennial have forgotten this. They complain about boomers and ask gibs from parents and the government. Basically nigger teir behavior.

Parents probably helped them. There's no way that you are homeowner at 17 years old with ""le hard work"" alone. Kill yourself.

I have the opportunity to buy a townhouse for 80k while the others in the area go for 105-110k. Big purchase and I don't know if I'm ready to pull the trigger.

Not even if his parents co-signed would this have happened. He's going to be paying that shit off for 30 years at least and a banks not going to loan to you if the best you can do is "hurr, my parents will pay if I don't!"

I got my first house at 24 through family connections and chance. You won't have a house of your own until late 20's or early 30's unless you're really fortunate.

I find it astonishing how goyim are trained so well to respect money, to slave away for it without question, to rabidly lust after it with drooling desire at all times. This applies to every single anon in this thread as well. Muh job, muh savings, muh mortgage, muh this, muh that; only ever thinking within the narrow boundaries of a permissible vocabulary your masters authorize you to roam in. How tame and domesticated you all are. Incredible.
Despite the Jew-controlled monetary system being the lifeblood of the Jew's rule over this planet - a system which, if allowed to continue, guarantees with 100% certainty that any goy's descendants will suffer immensely as pitiful mongrel slaves - none of you show any flicker of an intention of ever challenging it or replacing it. None of you even seem to acknowledge it's a problem or to understand how it works. You're all content to hand over autonomous control of your willpower to a point system controlled by Jews, sometimes even gloating about how many Jew good goy point$ you have.
It's become clear to me that the Jews' dominance over this planet is secure and permanent. No amount of autistic screeching on a Sentinelese cavepainting forum will ever change that. I have thus come to the bitter conclusion that the only way my children will have any chance at a good life is if I impregnate a Jewess. I suggest you all do the same.
It boils down to one simple question: Do you want your children to be safe and happy, or do you want them to be miserable labor drones (like you probably are right now)?
Stop torturing yourself with concern over the fate of the white race. Most whites would happily assault you if they knew what lurked in your heart. Those are the people you call your brothers? Those are the people you want to save? Really? Aren't you tired of fighting this losing battle?
Breed with a Jewess. Escaping all of this psychological torture you pointlessly subject yourself to is just one creampie away.
You know I'm right.

Average American house price is $188,900

Standard down payment in your country is 20%

So what you should be looking for In a downpayment is 20% of 188,900, not 3.5% of 150,000. That brings your downpayment to a more realistic $37,780 for an average house. That's a far cry from $2533.

I went to college, took 3 full semesters with about 12-16 units each semester, so it's not like I didn't care, and even though I'm making close to 80K a year there is no fucking way I would be able to afford a house here. I know inspection guys making over 100k a year who still live in rental apartments because it would be the same shit in the end when you buy a house, maybe minus free reign to renovate however way you want.

Best thing to do is to stack money and move the fuck out where faggots like in ops picture can afford a house. All housing will become expensive in the future, especially in middle america and fly over states.

This is a very pessimistic outlook
Most people make a ton of money selling their home after just 5 years.
Obviously we just saw a little hiccup in that trajectory, but by and large home prices are better than 2007. So if you bought a house in the depths of the recession, you can have a nest egg $100-200k ahead of someone who rented that whole time

16 and 17 and probably married suggests a state like Arkansas. Starter homes are 75-90k. 20k down both working starter jobs while living at home? Very doable. 10% downpayment on a mortgage for a 150k house is 15k. Two people working a part-time minimum wage job can easily afford that with 2 years of savings, and if they have the self-discipline for that they're likely working a better job now than they did when they started.

I'm a real estate appraiser in Philly.
Now is not a good time to buy.
Wait until next year, Philly market is currently stagnating and will likely see a correction next year. (then you buy)

Best thing to do in Philly now is to get a construction loan. e.g. buy a lot and build your own row home in a market you know will do well - like south Kensington.

Philly has had a massive dump of Class A apartments in recent years and they can't fill them up. Now is a great time to be a renter in Philly, next year or the year after it will be a great time to be a buyer. So start saving faggot.

Depends on the area
My area is a small town in the top 5% of the nation for shitty rent-buy ratio
Pretty much wholly due to section 8 housing, as its valuation is much higher than cost of living here, so even the shittiest of shit rental properties are worth at least $800 according to the state
A typical 2 bedroom, 2 bath duplex in the area is around $1100 a month
Once I get the minimum down payment together, I'll be looking at a 15-year mortgage on a 2 bedroom, 2 bath house for around $600 a month

try owning a home in the Bay Area. Take it from me, I do and it's not easy at all. When I bought my home I got lucky because it was only 550 K but now to get into my neighborhood the minimum amount you would be able to spend is atleast 750 to sell above a million dollars depending on size and whatnot. It's next to impossible for a lot of young people to buy something in this area. All you people in the Midwest or south have it a lot easier, I could buy five homes out there if I wanted to. The Bay Area is a whole different level the a lot of places in the country.

20K, a decent down payment is about a year's work (40 hours a week) at minimum wage (used $10/hour).

If you're talking about shit like fixing the house up and improving it and the costs of maintenance, all that is recouped when you sell it if you didn't over improve it.

You can buy a piece of shit house at auction with a loan for X amount, get another loan to pay a contractor to fix it up however you like it, refinance the whole thing at a lower rate and pay back the first two loans, and you'd still be ahead of the renter while living in an effectively brand new house.

It blows pretty hard.

Most days two or three clients scream that I am ruining their life because the court scheduled a hearing at inconvenient time or the opposing party gave them a call and didn't leave a message or because they think they shouldn't have to do anything personally.

Then there are the ones who want 10+ hours of extra legal work because they already retained an attorney for one thing, so of course we are here to solve all of their legal problems.

I have to work late every day to keep up with the work, but now that my health is declining I can't do that so I'm constantly juggling an impossible amount of work.

The attorneys I work with make me read their e-mails and notices and calendars out loud to them so that they don't have to read.

If I forget to do anything or don't have it done in five minutes, the clients call me a horrible person and the attorneys accuse me of trying to get them disbarred.

Honestly, I wish I was a NEET. I'm so mentally exhausted after work all I do is play vidya, shitpost, and watch Netflix anyway. All of my dreams are on hold.

Okay. Let's assume two things you said to be true.
1.Houses increase in value over time
2. A 1500$ house is a 1500$ house.
This is great for me as a home owner, because I can rent my house and it covers all the expenses, and then in 5 years I can sell it off and make a massive profit.
Why would the guy next to me not cut his cost to 1450$ to attract tenants? 1450$ is better than the 0$ a month if he doesn't get anyone to stay in his house. He's still going to get a massive payoff in 5 years when he sells the house, the 50$ would act as a downpayment towards that larger payoff down the road. And if the guy next door is cutting it down to 1450$ and you're not getting any tenants why not cut down to 1400$?

I've always wondered why you would want to have a job while you are attending school.
Like, if you have to because your parents won't even house and feed you, fine, but why do people get shitty service jobs when they don't have to?

Do people intend to further their careers with these jobs?
Is owning a car and having spending money really worth those hours of your life?
Do people actually enjoy that kind of work?

You need a job to become independent, but that's only after you've gone through at least enough basic education to get a job that requires skilled labor.

If you're poor you're a retard because you didn't finish highschool or had kids out of wedlock or didn't get a job. this is true for 98% of poor people

Asked for and received two raises in the last year. How do you think I can afford $188,000?
>>134684620
Probably should. I could never save up for moving expenses before. I would be really anxious about getting screwed over financially hundreds or thousands of miles from my family. They're the only reason I didn't become homeless years ago.
>>134685213
I spent years trying to do exactly this. Women don't want me. I have lots of health problems, so I don't want children, which puts off more traditional women. I live in a blue state, so most of the rest are feminists or literal rioters. Maybe in ten years I will be old enough to attract some mentally ill girl with daddy issues.

I worked throughout highschool because family life was terrible and it distracted me from it, kept me busy.

So it's a matter of escapism then? I didn't work through high school or college. If doing menial work is a better alternative than being with your family, you must have a shitty family. I'm sorry anon.

I'm sure they worked but even so a minimum wage job for max 3 years between them?
That's 36000 in a place where minimum is 10.50 (hint only supreme liberal shitholes where they could never buy a house without a much better job) and that 36000 is without subtracting
-taxes
-living costs
-traveling costs (car payments or bus fare or whatveer)
So realistically, they had mommy and daddy's help just like every cunt I see at 15 with a fucking mustang that their daddy didn't want anymore
This isn't being salty, this is being realistic

Reminder that moving out is against tradition and a Jewish trick to get to to pay rent and stop valuing family. Multi-generational households are traditional and we're common pre-ww2.

Men are to stay living with their parents, and their wives will eventually move in to. They can help their parents with the house in their old age, and also receive free babysitting. They also remain close and the grandchildren get a close relationship with their grandparents. And with everyone pulling resources, living is cheaper and additions can be made to the house easier. Eventually the house will be left to you, and you will leave it to your kid. This is how wealthy families stay wealthy.

Or they worked a job with a variable wage, like a waiter or waitress. I'm sure the boomers would tip more if they talked about how they were pulling themselves up by their bootstraps and aiming to buy a house and start a family before they're 18.

Yep, post-industrialization wants to push adulthood back to at least 25 years old, if not 30. I was fully capable then as well, started a business, then basically made to go to college instead. I finished and went right back to my business and have worked from home for myself ever since and all my classmates wish they were me.
>>134676302
or you built a cash-flow asset and sold it for a nice monthly multiplier... 25x-35x or more depending on the industry.

I knew 2 guys in college who would wait tables at a sushi place and bring home $300-400 in tips on Friday and again on Saturday. $600-800 a week, every week, week after week, the entire time I was in college, for 2 evenings of work. It's possible to make some bank, but these high school kids weren't doing that. Source: Look at their clothes.

Their parents are likely home flippers and taught their spawn the same art of wealth extraction for putting in the shittiest materials while using the worst labor.

They will flip that property soon enough and move on to contribute to the cancer that caused the last recession.

Because of this property values are still massively out of whack and there's millions upon millions of homes that just sit empty. The whole market is set to crash again because people are allowed to get away with it.

This country needs to prevent individuals from acquiring more than a few properties in a given amount of time and establish deep regulation on pricing.

As long as this country continues to operate on a principal of fuck everyone else, get mine when it comes to everything it's going to continue to spiral down the drain.

There are pale people from all over the world, from asia to Central and south america. Im guessing you have ancestors there.
Aryan people have a reddish tone to their skin, pale doesnt mean shit.
>>
>>134688106
I recently did one of those ancestry things and I'm 90% European, 10% "Asia Minor" which is Armenians, Greeks, Georgians, et al (non-European Indo-Europeans). All of my haplotypes are from the earliest Europeans and actual Aryans.

But why have science when you could just make weird shit up?

Asia Minor haplotype. My mom was into Ancestry.com for years and we don't have a single Turkish or Greek ancestor within the last 400 years or any attested before that

Not that you have the least interest in facts, but as I said in the post you were replying to, Asia Minor is what Geno 2.0 calls Armenians, Greeks, Georgians, Hittites, Luwians, Lycians, and the handful of other Indo-European groups that were first attested in Anatolia. Modern Turks have the same haplotypes as Armenians and I don't actually have the same haplotypes as either group (Got some really distant Greek).

Note that other Turkic ethnicities (Turkmen, Kazakhs, et al) don't have any Indo-European haplotypes.

But keep going on about how I'm not white because I spent 99% of my time indoors with long sleeves in a region known for high rates of SAD and you figured out one weird trick for feeling superior.
