The problem is people are always looking to MAKE money on the sale of their house. That's why it takes them forever to sell, and that's why they have to dump cash into their property to fix it up. However you should be able to sell the house very fast if you accept that you're going to sell it for a loss. You just have to make sure that the loss wouldn't be greater than what you would have paid out if you had been renting instead. Which should be fairly easy to do, unless you were stupid and got completely hosed on the purchase price of the house.
