Why are property taxes so fucking high? If I pay cash for a $150,000 home, I have to pay about $4,125 a year in taxes. How that even count as ownership?

I might as well continue renting indefinitely as the costs for repair, maintenance, insurance, and utilities end up being about the same. And that's without a mortgage.

The other side has a tenant and we are going to live on the vacant side. The rent from the tenant covers the mortgage, I just have to pay taxes and insurgence.

I got my place in the early 2000's. It's paid off and allowed me to buy more property when the market crashed and we hit the great depression. Surrounded by old white people who plow each others driveways in the winter, we have a neighborhood get together and gift exchange every year, people bring each other food, we hunt each others property (I don't personally hunt, but we let our neighbors come up and do whatever they want and others do as well), we have a couple retired guys who are car guys that help everyone with car stuff, and best of all most of us can't see each others houses or just barely because the trees are so grown up now. My neighbors at the end of the road are buddies. One has a lake and the other across the road had a tree on the lake guys land blocking his view of the water. Lake guy cut the tree down for him.

Also the bank pays for property tax and insurances. This is why a mortgage is a fiscally sound option. In my area I was able to get a nice home for like 450k. Note to self some of them go for 1+M but i opted to be further away from the city and actually have driveway. My mortgage payment is about the same as monthly rent would be in an apartment close to the city and if I factor in water it would be practically the same. The only extra I pay now is gas and electric but both bills are super low as I literally unplug everything and only use gas like hardly.

Perhaps you should read up on what happened in Japan. It's a similar situation. They started offering huge loans for property, which skyrocketed values absurd levels. A single park in Tokyo had a higher monetary value than numerous countries. Then it crashed, and they still haven't recovered. Cheap loans distort markets - any markets, and we're in a very distorted market. The US private sector debt is obscene, and people are tapped out. It's being kept afloat by foreigners buying American homes.

Also, there's the problem with inflation. If you paid $3,000,000 in 1987, that would be the equivalent of $6.5 million today. Compounded with loan interest and fees, you'd have ended up paying over $11 million in today's money (interest is loaded up front)- and that's without doing any improvements/renovations that would be necessary for the home to keep its value.
