Also the bank pays for property tax and insurances. This is why a mortgage is a fiscally sound option. In my area I was able to get a nice home for like 450k. Note to self some of them go for 1+M but i opted to be further away from the city and actually have driveway. My mortgage payment is about the same as monthly rent would be in an apartment close to the city and if I factor in water it would be practically the same. The only extra I pay now is gas and electric but both bills are super low as I literally unplug everything and only use gas like hardly.

A single park in Tokyo had a higher monetary value than numerous countries. Then it crashed, and they still haven't recovered. Cheap loans distort markets - any markets, and we're in a very distorted market. The US private sector debt is obscene, and people are tapped out. It's being kept afloat by foreigners buying American homes.

Also, there's the problem with inflation. If you paid $3,000,000 in 1987, that would be the equivalent of $6.5 million today. Compounded with loan interest and fees, you'd have ended up paying over $11 million in today's money (interest is loaded up front)- and that's without doing any improvements/renovations that would be necessary for the home to keep its value.
