Basically, 20% of Canada's economy is now real estate which is estimated to be overvalued somewhere in the range of 40-80%. House prices in the retard markets (Vancouver/Toronto) continue to climb but actual sales are slowing noticeably. This time of year is normally the busiest for lending, but the banks mortgage departments are twiddling their thumbs half the day and personal lending has more or less come to a screeching halt. All the while consumers continue to rack up record levels of debt and kick their financial balls further down the road. What this all means is that real estate as property is dying (or dead) and real estate as investment is literally the only thing propping up the country. Any shock to that flow - such as an interest rate hike, an exodus of foreign capital, or getting fucked over in a renegotiation of NAFTA - is going to slam Canada into a recession the likes of which has never been seen before in this country. We're literally a ticking time bomb here.

In a word? Greed.

The only thing our banks care about are profits, and they don't care who they fuck over or what risks they have to take to make money. The real estate market has been overflowing for the past decade, and none of the big 6 could possibly let any of the other 5 have a bigger slice of the pie.

Top 10, in approximate order:

1) Overpriced houses (real estate)
2) Making shit for Americans (manufacturing)
3) Digging shit out of the ground and selling it to Americans (natural resources)
4) Legalized fraud (banks/finance)
5) Making overpriced houses (construction)
6) Sick old people (healthcare)
7) Lighting piles of money on fire for warmth (government/administration)
8) Moving shit from one side of the country to another (transport/trade)
9) Inventing useless new things to sell to Americans (R&D)
10) Degree mills and childhood indoctrination (education)

R&D and FTV programme costs are astronomical and generate no cash. The $5bn on C-series and $2bn on Global is not unexpected. Considering that we've surmounted most of this cost now, we should be rolling off C-series at $100m a pop and Global at $75m a pop for at least the next ten years.

>Yes, it’s true overall sales last month in the Pacific City of Delusia jumped 22% from the number of deals done in April. In fact, it was the third-best May on record. But facts are fact. As big as the month/month increase was, sales are still running about 9% below 2016 levels while new listings have increased 23%. More importantly, there’s a fundamental change happening in the sales mix – experienced real estate owners are sitting frozen in the headlights of change, while the moisters and first-time buyers rush in. Yes, the greater fools.

>>128474761
In the short run. If you own the land outright, you can simply sit on it and the value will increase in the long run. Land is a scarce resource on the planet, and an ever-increasing population means an ever-increasing price for that land. And so long as you're able to hold it, that land will retain its value through any sort of economic turmoil. Not so much for fiat currencies, stocks, or any other non-physical investments.

>I'm thinking of buying a house/property in Oregon. Thoughts?
There are a few realities in Oregon (and Washington to some extent) that might not be readily apparent. Oregon is overwhelmingly conservative politically, largely religious, with a strong bent of "leave me alone". Unfortunately state and federal representation is overwhelmingly liberal/communist because of the population of a few counties in the Willamette Valley. Oregon has always had that culture in the university towns, but it got really bad when Californians fleeing the mess they'd made of their own state flocked here in the '70s and '80s. Of course they brought their failed liberal/communist ideology with them and created the failed state we have today.
High taxes, statewide zoning edicts, billions in unfunded mandates, antigun legislation, corruption in the halls of power, the usual landscape of socialist utopias.
The good news is that Eastern Oregon largely ignores what they can from Salem and does their own thing. Not the greatest place for dynamic career types, but reasonable property values and taxes, great schools, agreeable climate, and room to roam unfettered. We still have lots of Mormon influence (good), great hunting and fishing, and responsive local governments and law enforcement.
If you decide it's still too liberal, Idaho is a local call.
