What the fucks happening to house prices? This shit just isn't tenable in the long run and pretty soon no one will be able to afford a house except for the top 1%.

I heard it's the same in Vancouver, Sydney, San Francisco and London too.

>>
>>127529523
It's sort of a scheme to get money out of the younger generations because they aren't buying houses. Everyone's staying in cities, so land developers are compensating. I saw a Kentucky poster last night say a nice 3 bedroom home in his town was 20k. In my city a 3-person apartment runs like $2000/month per head.

Once all the boomers die there's going to be a massive amount of big houses in the suburbs up for sale--then all the millennials will move out into the suburbs leaving hundreds of apartment complexes bankrupt. The US is falling into this cycle, and I am going to love watching it crash.
>>
>>127536805
If you have experience just move to the states. Numerous cities there are looking for engineers and since you have experience it shouldn't be hard to find work also much better wages

Or if you want to do it your way be my guess but if the market crashes then you'll be back to square one

That's because Vancouver imposed a 15% foreign investor tax, so the low-end people tried out the Toronto market.
2 things happened:
1. Vancouver basically made it very easy to bypass that tax, so you don't have to worry about it anymore.
2. Foreign buyers discovered that Toronto is not exactly Vancouver. If you don't HAVE to live there, why would you? And these people have enough money that they want to live somewhere beautiful like Vancouver or Zurich, and Toronto is not anything like those places.

Don't live in Hong Kong, Vancouver, Sydney, San Francisco, or London. It's not like your only choice is to live in the biggest city in your country(well, I guess if you live in Hong Kong it is) or some small hick farm town. Just pick a city with like a six figure population. There you can afford a downtown condo in a tower and walk or take the bus to work, or a house in the suburbs and drive to work in like 30mins.

Vancouver is a beautiful international resort city with low crime and a great climate, with extremely limited available land.
It's real-estate prices haven't had a link to local income for a long time.

It's literally a place FULL of people who ski, yacht, play tennis and golf, mountain-bike, garden, drive Range Rovers, Volvos, Ferraris, Lamborghinis, McLarens, Audis, Bentleys, Maseratis, Rolls-Royce, Mercedes, and when they get tired they fuck off to Hawaii for a few weeks to have a nap.

Trade and travel-wise it's significantly closer to Asia, in hours travelled, than L.A. And Canada is a very stable, modern country. Whatever happens to Canadian real-estate, Vancouver won't be badly affected; it's a completely different situation.

$3.6 million is the average.
There are houses from $2.2millionUSD to $56million+ USD. (But nothing less than $2.2, and that would be lot value only for a slightly smaller than average lot. Condos are, idk really, but I guess $1.5million and up, on the Westside.)

What I meant is that for shipping goods, and for people who travel between North America and Asia for whatever reason*, it is much better in terms of time-saved to go Asia-Vancouver than Asia-Los Angeles.
Vancouver-to-LA is less than 3 hours. (By plane, obviously.)

*frequently, with rich Asian families the mother and kids will move to Vancouver because it is a nicer place to live than China, has better education, health, etc. The husband will allegedly stay in China and run his business and entertain mistresses.

foreign investment is driving up house prices.

to much competion = high prices.

in australia, the chinese are happy to pay 10% more than the purchase price, just so they get the house.

then they sit on them as investments and they stay vacant, they dont rent them out.

in melbourne, there is an estimated 80,000 houses/units/apartments/townhouses vacant, owned by foreign investors, mainly chinese.

They are placed mostly outside in the country where housing is cheap. The prices that are rocketing is for larger cities (Stockholm, Gothenburg, Malmo).

"...the BC government is making changes to the foreign buyers tax.

It now says workers coming to BC through the Provincial Nominee Program can now be exempt from the additional property transfer tax. Any who purchased a principal residence on or after August 2nd, 2016 will be able to apply for a retroactive exemption.

The BC Liberals say the move is to make sure highly skilled workers and entrepreneurs aren’t shut out."

"workers" sure af doesn't mean baristas and waiters. It means anyone whose lawyer can show they did some work here, I'm guessing.

Principal residence doesn't mean your principal residence on Earth, just Vancouver, I'm 99% sure. So if you need a $6million place for you wife and kid, it's in her name. You want another for investment? It's in your name. Another, it's in one of the kids' names, etc.

Governments create one-size-fits-all centralized regulations which drives people to gather in specific points of the map and removes any incentive to living off the grid. Same taxes everywhere.

Demand for apartments grow in cities, and at the same time supply is stagnated when not completely blocked by government regulations/licenses. Land is hoarded by government and expropriated continuously to reduce supply even further.

Savings are devalued through money printing and low interest rates.

All these policies force people to get loans and be dependent on banks if they want a house, and who controls banks?

That's right.

Central banks and regulations are tools of the jew to control the economy. Become fucking libertarians already?
>>
>>127557226
I doubt immigration is much of an impact on real estate prices, at least not on a national level. Foreign "investment", aka chinese investors is what is increasing prices so much within the downtowns.

Because in america, suburban real estate prices are actually quite low because of all the leftover supply from pre-recession.

Sydney's housing prices is a combination of urbanisation and the result of 'negative gearing' and an unregulated housing investment market.

Basically the majority of the jobs and infrastructure is located around the city, so naturally people want to live near where the work and entertainment is. (pretty normal for most cities)

The kicker though, is negative gearing and the unregulated investment market. Basically - the city is already fairly saturated property-wise, not much room for development in the city, but investors buy 7, 8, 20 however many investment properties they can. (The negative gearing is using the capital from one property to obtain loans for another) These investors only really want to break even on mortgage repayments for these properties, and often only repay the interest on the mortgages. But they take up the property "supply", and drive up the prices of the market, and they make large returns when re-selling a property once the prices have risen. Its a vicious circle.

I have mates in 'Sydney' that had to buy property 2hours drive away from the city to get a reasonably priced property (400k)

>Kikes pushed too much debt from their kike debt industry

>Boomers swallowed the kool aid and think house prices are down to their "hard work"

>Boomers are the most important voter demography in the west. More of them, more likely to vote. As such politicians rarely do anything to piss them off

>Government (of boomers) refuse to restrict the kike debt peddlers, love the votes of boomers happy to see house inflation rise incessantly (due to excess credit)

>Gen x, y millennials all at the bottom of the debt pyramid paying greater share of their (diminishing) wages than any boomer did, whilst contending with globalisation and mass shitskin immigration.

Ultimately prices are set at the margins, meaning it's an arms race with debt, keep borrowing more only inflates prices necessitating more debt.

Real Estate developer in San Francisco/Bay Area checking in.

UN Agenda 21->SB375-> One Bay Area
Shrunk the building envelope in an effort to push people into stack and pack housing near transit corridors.

Development in San Francisco takes 2+ years to get through the city. That is 2 years of processing cost/labor plus carrying costs. Have NIMBLY throwing up every roadblock. Hell, paid someone $100k in 'straight cash homie' to move out, had them come back a year later contesting the project with the city and put the project on hold for 8 months.

East Bay is no better. Literally had a planner in Oakland tell me to not call him as he has worked there 30 years, doesn't answer his phone, and hasn't checked his voicemail. 3 month planning application took 12 months.

I don't get it when white Canadians hate Chinese for increasing the value of real estate in Vancouver, we are actually benefiting Vancouver:

>Building new business's, offices, commercial hubs.
>Sky scrapers
>We're putting it on the fucking map
>Huge cashflows and foreign investment into the city
>Make the place more upscale and beautiful
>Because of high prices and rents, it kicks out all the undesirables that don't work and/or are a threat to the safety of society.

The only reason why the White people complain is because the vast majority of them spend all their money on avocado toast instead of investing it in real estate or other forms of passive income streams.

Yeah, the white people look all nice and tan sitting in those beach front restaurants (that are there due to Chinese investments) slathering olive oil all over their avocado toast and laughing at all the scrawny nerd Asians, but we are the ones that walk away with the money.

I work in the financial markets. It isn't just China, but there has been a huge influx of "overseas money" being thrown into the US in real estate. There are two reason why.
1) First if you are a trust fund baby and have lots of cash real estate provides insane diversification benefits.
2) Foreign investors earn two types of return by investing in the US, a) The return on the assets and b) FX return on the strong dollar.

Because of these factors the US housing market has become a great source of investments for people looking to park their cash. Now the bad news it fucks over the little guys because its distorting all the home prices, which is why first time home buyers are at an all time low.

Suffice to say this is insane, and we are being infiltrated and taken over by Chinese communism on one side and European communism/globalism and Islamism on the other side. We're fucked. If we don't purge the traitors and fight back, our civilization is doomed. Wake the fuck up you useful idiots.

Younger Canadians with no inherited wealth will obviously complain when they can't buy a house or get into uni.
When their parents could do all that with half the effort.
Chinks are still fine imo, wish our only problem we're rich Chinese buying our houses.
Nothing is worse than having a gov that willingly spends more on rapefugees than our military.
It's Anarcho communism, this is what happens when you have it too good. You import problems because too little problems.

I was thinking of nuclear contamination or perhaps a devastating earthquake. But after an earthquake prices would start to go up quickly.

Real estate fag here.
Where I live, we are seeing terrible inactivity in the housing market, as well. But prices are relatively stagnant.

Housing prices are always higher in cities, but there is currently a huge divide, larger than we've seen in the past. It's all a bubble, of course, and it will collapse again just as soon as they price themselves out of the market.
What most do not understand is, when your working class cannot find decent-paying employment, the base of your economic pyramid is corroding. Sure, your debt-fueled stock may be rising, and it seems you're getting wealthier, but you tend not to notice that the only contracts your companies have are contracts where the money originates with government spending, also all debt-fueled.
But you need something to do with those shekels, so you and your "rich" pals all buy houses & rental properties...then you charge higher and higher rents to cover the cost.
But you then find that the people you would normally rent to have not seen a significant pay raise since the mid-70's, and they can't afford your rent...so you see them living in cheap, ancient apartment ghettos more and more, while you need to charge higher and higher rates to your remaining tenants due to vacancy rates...and even more renters leave...
Eventually, your cities start to look like Mexiico City, with a small area that is actually first-world, but an enormous ring of hovels and huts with millions of people, the bulk of the city's population, living in the only squalor they can afford.
We've not reached that point yet, but it's where we're heading.
When the blocks of your economic pyramid collapse at the bottom, the successive rows above collapse in turn.
Our richfags seem to think the blocks at the top hold up the pyramid, not the other way around, and it will destroy this nation.

Tariff imports, force industry to return, limit immigration of any kind, and you will create a demand for workers that will force wages up.

Just wait. They're already coming. The Chinese real estate investors are ravaging the west coast. They're even buying up shitty ghetto properties and holding them to fuck up the market further. Just wait, they'll get to you too.

Chinese people in Canada adhere and respect the same laws as the White Canadians do.

Its just Chinese are just more hard working and successful, its the same as giving the same IQ test between a White and a Chinese, it's usually the case the Chinese will surpass the White.

I don't know why Whites call it a colonization; it's just a visible minority of people that just so happens to be more successful then they are.

It's really quite pathetic.

I'd buy more land, less house, and make sure your retirement funds are really fucking diversified (and NOT in real estate bonds or investments.) Also I'd work for a few more years if I were you, at least some kind of income would help. Otherwise that retirement ain't gonna be so comfy.

House prices here have shot up retardedly. I live well over an hour from toronto and was simply lucky enough to buy a home a few years ago before shit got really pricey.

Things have slown down the last week or so and many people are starting to panic as there is a massive supply ofhomes on the market as people "cash out" and even the chinks cant buy enough to make up for the supply

You don't factor in the shady business that is communist China. Many of the chinks who come to Australia or Canada have ties to the party.
Not talking about Hong Kong , but they are fewer.
IQ is useless if you don't have creativity, every formulae you use at University was either invented by a German or Brit.
Next time I hear some chinese who has a higher IQ than Leibniz or Newton I will flip.
Training for an IQ test isn't an achievement and we know you either train for it or cheat at it.
Only trustworthy Asians are japanese, rest cheats like crazy.

Mostly correct, particularly seeing as Aus has a 200k per year immigration intake, mostly going to Syd and Melb. But what you are saying is negative gearing is just equity. Negative gearing is tax write offs on an investment loss, on average it means you can write of about 1/3 of the mortgage repayments because the rent you were collecting didn't fully cover them. Good for renting bad for buying.

There are also overseas investors buying up properties using loopholes, like sending their kid to school here and using them as a proxy.

It's a bubble.

>higher house prices
>pushes out poorfags
>poorfag landlords see demand increase
>poorfag landlords increase rent
>pushes out poorfags
>poorfag landlords have empty properties & mortgages to pay
>poorfag landlords can't meet mortgage and so bank takes ownership of houses
>banks offer risky loans and mortgages to poorfags to make profit on empty properties
>poorfags have a little more cash now they're not being raped out of it
>poorfags piss away cash; local retail prices go up
>most poorfags can't meet rent/mortgage and get evicted
>banks aren't turning a steady and consistent profit and so foreclose the properties on the cheap to rehousing projects
>rehousing projects fix up the place and big gov puts in poorfags on the public's dime
>poorfags are living on the gov teet and don't maintain their properties
>neighbourhood goes to shit
>high crime
>wealthy people move the fuck away to another county
>immigrants storm in by boat
>unrecoverable

Bubbles...

Whites have gotten lazy, it's true.
They ignore the natural abilities they've been granted, as they can usually succeed with a minimum of effort, and so eschew the idea of utilizing their full potential, both intellectually and physically, to excel.

What it takes is discipline, but easy living has made that seem unnecessary. The Chinese have come from a more competitive and less forgiving economic environment, so they still have this drive.

The discipline of the Nazis created magnificent marvels in just a few short years, which is why the Jews became scared & kept pushing the idea of genociding the Germans, before the Germans became so advanced & powerful they couldn't be stopped, and the rest of the white goys realized German discipline was the best course, and followed suite.
Then the whites would shoot ahead of the rest of mankind like a rocket, solidifying a leadership that could be sustained.
Nazi discipline is the key to whites utilizing their entire potential, and even today the media kikes keep doing all they can to keep whites from excelling, by promoting intellectual laziness as "cool," and physical prowess as only possessed by "stupid" whites (note they do not imply this in any other race, just whites).

Remember, always do the opposite of what Jews say.

Yep i know this boomer that bought two sets of taxi plates back in like the 1980s for $3000 and sold them last year for over $300,000. He was dribbler on a production line, got a near $300,000 redundancy package when the factory closed down and used to fucking go on about how "kids today don't know how to invest".

People like to take credit for their ancillary successes, but, in reality, success is 50% networking & 50% luck.

I've seen people do everything right, excel in school, make no enemies, win awards, & work hard, only to have BAD luck wipe them out.

When things go wrong due to bad luck, we acknowledge it was bad luck...when things go right due to good luck...well, that's all ME, of course...
