Dunno if it's only in my province or our whole country but here if you buy a house there is a 5 years waiting delay for you to resell it. There are people who do this here though. But only buy 2 houses max.
what are rental yields and capital gains like in your city /int/? here just outside of london we expect to see 5-10% per year rental yield and similar capital gains.

here there is tax paid by the buyer on the value of the house, and a 5% surplus for 2nd/3rd/etc properties.
sounds crazy but property is so nuts round here that's not even an issue (at the moment) = it would only wipe out your capital gains for one year.
