My mom just the other day complained about this. She said the oven they bought in the 70's lasted until like 97, but he next two ovens only lasted less than 10yrs a pop. We just got a new oven. My mom's fourth. Same thing with washers and dryers.

Also who says it is only $1 to fix these things. We replaced two parts on the oven, one was $60 and the other $40. Next thing was replacing the entire top module because it is all combined. It's not like one easy capacitor to find and replace like a computer motherboard. Beyond that all the burners were going bad. We also replaced an ignitor but the burner itself starts to go bad where it ignites. And replacing those burners is almost $100 each. Not worth it.

Not really, I've used >10 machines (front loaders from pretty diverse brands) and 20 to 40 degrees celsius & water saving automatics will virtually always do the trick with regards to cleaning the laundry, with typical cheapo granular detergent in sufficient quality.

Couldn't tell you if it's your water hardness (machine automatics can often partly compensate for this if the setting on the machine are right), insufficient detergent (liquid detergent can be quite a bit less concentrated per weight, from my experience - but it depends on the brand. I basically always use dry granular detergent anyhow). Or just her imagination.

I don't know if she could be convinced otherwise or if there's even a point in trying to do so, but I hope you test your own laundry + machine rather than just relying on her word.

Well, energy / water efficiency measures are more often left-initiated in Europe too, but certainly they have a high level of support with the center and even a decent level of support even into the pretty far right.

Ultimately, you loose nothing even in just the medium term if you don't allow devices that warm up 5x more water to 3x the temperature required to clean the typical dirt off clothes. It works with, you know, just the right amount of water, at a sensible temperature.

And you can use optical sensors to guess whether you need to rinse once more, and you can use weight sensors to guess if you have tumbled the batch enough or if you are still getting water out, and so on. Generally does not have any drawbacks with regards to the result your laundry machine produces, it's just more efficient.

Advice from landlord here:

1 - subscribe to consumer reports and follow their advice. Invest the $25 subscription fee to save thousands.

2 - don't buy your shit from lowes, walmart or best buy or any of those kind of stores. there is a reason they are cheaper - ie: lower grade plasics and metals, flimsier seals, etc

3 - I have had good luck with sears in general and kenmore brands in particular, but since they have been having troubles, wtf knows who is making their stuff now, so - see #1

4 - even though every financial advice mag, rag and blog will tell you never ever ever buy the extended warranty, I always do. Its usually a 20% add on to get to 5 years. I had a drier they replaced 4 times, once about 3 weeks before warranty expired. The model had been discontinued by then so they brought me a new model that has worked for 7 years now.

5 - take it easy on your machines. In general, we tend to wash our clothes way more than they need to, esp pants and towels.

Consumer reports is a shitfest. They don't update often enough, they don't put their magazine content on their website in a useful format(only scans of the pages) and they basically only show the top couple brands(where top is defined as biggest advertising budget.) Never making that mistake again.

Extended warranties are gambling. The house always wins... if they were worth it on average nobody would sell extended warranties.

That might work for you as a landlord since you don't have to wait for the service guy, but for regular people it's good advice not to buy it. Remember that once you buy it, you have to use them if you want your shit fixed. That means you wait. Service companies will service cash-paying customers first before warranty customers. So when you call and they say they'll be out in three weeks, you either wait or go find someone who you need to pay to come out.

Never buy extended warranties.

I agree on extended warranties. Just saying that my one experience paid for every extended warranty I ever bought. Also...piece of mind. As a landlord and home owner, I have up to 25 major appliances at any time. odds are, I will have an issue with at least one of them every quarter. If its in the first 5 years of purchase, I just call them up and they do what they have to fix or replace. The best part is, they almost always replace. And they cover the shitty $75 "service call fee."

Lastly, all this is negotiable. If you tell them you will buy the extended warranty, they will often deduct half the cost of the warranty from the purchase price of the appliance. why? because they get a bigger spiff on the warranty than the machine

Not saying a single homeowner should buy the warranty, just saying I do for the reasons above.
