I'm interested in dual booting OS X on my machine, wanted to know what's the easiest way (or hard way) to go about it?
My motherboard is a Z270K and CPU is an i7 6700K.

Installation is really easy. Post Installation its where it gets tricky.
REALLY look at the details of your motherboard . Find out the exact Ethernet and Audio Drivers you need.
Can get a bit tricky but it shouldn't be a problem with your motherboard and cpu.

Every application that runs on macOS runs on Hackintosh.
There may be some fixing to do specifically for messages and facetime, but that's it. Those two.

Ok so, I got a gigabyte H61M-S2PH board that I couldn't find a single fucking thread on tony's website (only one where a guy asks if anyone tried to install mountain lion on it and got 0 replies). I used to have a asus P8B75MLX (that according to multiple threads is compatible) but 2 capacitors (one next to the CPU fan power pins and the other close to the power button pins) got damaged so It's pretty much useless now. I wonder if my gigabyte motherboard is compatible since people were able to install 10.8 no problem on similar motherboards like the H61MS2 PV

Generally speaking over versions if there's good support for a piece of hardware, that will work with every version afterwards unless we're talking about something that needs heavy patching for some random reason.
What I mean is, if some AMD GPU worked like ass on 10.9, then worked ok in 10.10, would work great on 10.11 and work the same on 10.12. If that board works good on 10.8, it will most likely work well on 10.12. Look for support on the chipset rather than the specific motherboard.

Apple makes its money out of selling its hardware. The OS is free. Untying the OS from the hardware would hand the whole PC market over to Microsoft who would then have nothing to copy (badly).
Apple tried this once and it was a disaster and that was while they were still on PPC hardware.
