How does the snapdragon 820 fare against my i5 2500k?

Depends on the task, sometimes they get quite close to desktop chips but if you run something that uses AVX or other SIMD instructions they will lose badly.
ARM is adding a 2048bit SIMD option to ARM cpus but you wont see that on phones.

Because phones do many things at once, including background shit that you've never heard of.
Also SoC CPU is responsible for managing eMMC memory which doesn't have it's own controller - trimming, etc.
So multicore SoCs are better if you have real OS like Android where you can multitask.
Applel products are a different story...
