I'm renting a condo that has a AC that is garbage. I'll run it all day, widows closed, blinds shut and cold air will come out the vents but the house will still go up and up. Today I ran it for 12 hours and the place got upto 95, 5 degrees less than outside. At night it'll stay that way. Closing all windows except one with a fan blowing out and one letting cold air flow in cools it slightly, but still not very much. I have a relatively new filter, also went up on the roof to make sure AC fan was running, the condenser fins were fine and no leaves or debris were in the unit, the drain was uncloged and all was fine. I don't have access to the attic to check the ventilation for leaks.

The landlord won't send an HVAC guy to check out the unit since it's blowing out cold air,bl but is there anything else I could check out without expensive specialised tools or does anyone have any tips for cooling and keeping the place cool?

Constantly sweating at midnight when I'm just sitting on the couch is not how I want to spend my summer.

yeah.. I suggest you get into another line of work.

its most likely an issue with the buildings insulation, or possibly a leaking duct. could also be the blower motor, it might be dirty, or old and running slow and not blowing ENOUGH cold air to make a difference. without a proper diagnosis its hard tot ell exactly what ti is. OP needs to tell his landlord to send someone to check it out regardless. dont let these landlords keep you hostage because they dont wanna pay for repairs.

That's the question, though. Is it actually as cold as it is supposed to be, or is it just cooler than ambient? If you're sitting in a 95-degree apartment and you stand in front of an A/C that needs charging it will probably still feel cool.

if you are getting 20-30F temp drop, the unit is working fine. if its still not cooling the place down it means the unit is under sized.

however, if you are getting like 5-10F difference it means there is a problem with the system but it can be a lot of things. low refrigerant (mean there is a leak), failing compressor, long uninsulated line set, etc

It depends entirely on which state you're in. In NC, for example, you wouldn't be required to "fix" it if that's how it was when you moved in. The landlord could even get away with not providing an AC unit if one wasn't in the property when the lease was signed.

Why do you think people rent out houses? They're paying a mortgage a lot of the time. The only way you get a good deal on rent is in apartment complexes or duplexes, IE poor people places. Is it a decent trade-off? Maybe for poor people who like to be close enough to their neighbors to hear them fucking on the other side of the wall.

And before you get started, no, I'm not rich by any means. But, I did rent for a while before I bought my house. It was by far the best financial decision I've made. My intention is not to belittle you, but to explain why you should invest in a home. It's basically just cheaper rent, but you get full control of the property. Yes, that can suck if you don't make enough money or can't fix your own shit.

I can fix just about any of that myself. I have already repaired my AC multiple times. I guess part of being a homeowner is having a little bit of knowledge and common sense.

There is no doubt that ownership is beneficial, but none of your arguments have been valid so far. I'm curious as to why you're so against ownership. I can understand the fear of commitment, as I still worry sometimes, but you have the same issue with renting except you're stuck in a contract. If I needed to sell my house, I could at any time. Assuming someone buys, of course.

Not that guy, but I pay less than $1000 a month for a ~145k including property tax and homeowners insurance for a 30 year fixed rate. But a often overlooked thing is how sweet the mortgage interest deduction is. Also, I live in an area with fairly expensive property values. Depending on where you live, you can get into a house for way less than that.

I use property managers for all of my properties. I've got rentals in 3 different states. They're alright, but nobody watches your money like you do. I have them video tape their walk throughs and give me before and after pictures on the repairs.

Some of the repairs are overpriced. I remember paying $120 for a toilet being replaced. But, overall things run fairly smoothly.

There's a lot of ways you can get into it. If you look up "house hacking" you can get a few ideas on how to get rental properties without much money down.

Personally, I got a USDA 0% down loan to buy my first house. I spent 6 months fixing it up after work. Then refinanced it with a conventional mortgage. I had to do this because USDA doesn't allow you to rent out a home with their mortgage on it. I had increased the value enough through my repairs that I had 70% ltv when I applied. Once I got the conventional mortgage, I lived in it for a year before renting it out.

You have to live in it for at least a year after refinancing, otherwise the bank considers the home an investment and they'll get you for mortgage fraud. This is barring situations that are out of your control: moving out of town, losing your job, etc.

The first one I had to use the 0% mortgage because my finances were tight and I wanted to save some money for improvements on the property.

The second house, I followed the same pattern, though omitting the first mortgage and jumping straight into an FHA 10% down mortgage.

I've repeated this process 6 times now. I'll buy a house that needs a little work, spend a year fixing it up in my spare time and then renting it out.
