I've come in possession of a four story building in souther France which is in quite bad shape. I'd like to fix it into something that wont fall down and where you can stay with very simple standard. Functioning shower is no must. I want to spend minimal amount of time and money. Any ideas experience of similar projects welcome.

Will have someone check if the basic structure of the house is sound or if its about to fall down. Theres a crack in some of the pics which concerns me if it indicates something bad.

Here I'm mostly looking for tips on minimal effort minimal money dirty fixes to make interior livable enough to put in some cheap ikea furniture

I think the building style was fields tones smothered in cement/plaster. Pull away the coating, recement the stones with mortar, and re coat, then paint. Is the village historic? I know work, color schemes, etc. would need approval. So you need to ask your questions there, not here.

Yeah sounds plausible. I havent been at this house myself but I lived some time in western france and thats common there. This is inside a fairly big town about half an hour from the mediteranean coast i believe. Theres an airport in connection to the town.

I will give some more background to explain the situation: this house was born by my brother. He had some difficulties but had some money and I believe he bought it to fix it up and have as a source of income. Then he passed away and I inherited it.

I live on another continent and have small children. I cannot really motivate to my wife that I spend as much time there to do it myself or as much money it would take to do it right.

My dad is so depressed by my brothers passing he just wants to get rid of it like this.

I have a hard time doing that, in part because we already sold another place where my brother lived and now this is all that is left, and for the less fancy reason of not wanting to make a bad deal.

Still i realize it will be kind of a challenge to fix this up without a shitload of time and money

Realistically, and all - that thing even has the decency to look like that which is, a time and money pit - previous anon, and your father, while harsh, are right on the money with this. You have no idea what the fuck you are doing, nor have you even time/opportunity to do that, you are doing it for all the wrong reasons (sentiment + business = not good), That thing needs stripped and kern renovated, when not demolished, there is fuck no way of pulling this off 'on the cheap'..

If you allow me to live inside temporarily (~several months/summer) at no cost, I will repair it for you granted you supply the materials. I do have plenty of experience restoring old homes and buildings; my father does it for a living and this is what I did every afternoon, weekend, and summer off from school. He taught me everything he knows. I'm in university now and am looking for a little time off. Difference between me and other posters is that I'm American but have EU citizenship so I won't be an immigration or "employment" problem.

To be honest, the only reason I'm interested is because I love French and Colonial French architecture and I am interested in learning French + this would give me the opportunity to explore southern France.

In regards to the building;
Judging by your pictures, the exterior seems to be in decent condition. A bit of plaster work is needed and the cast iron railings plus shutters need to be replaced but other than that it seems to be okay.

If you could, please take some pictures of the roof and ceilings. I need to see what kind of condition it is in to see if water damage will be an issue. I see there is already a hole in the floor of the kitchen and rotted wood so there is water damage but I would like to see the extent. I'm also seeing water damage in the bathrooms.

All of the appliances, flooring, wallpapers, etc will need to be gutted but no biggie. The doors and windows look nice, would just need to be cleaned and painted/stained.

The crack in >>1178259 concerns me. Please provide some more pictures. Is this crack and the hole in the floor the only visible damages? Do the floors shake when you walk on them? Also post pictures of the stairwell and basement.

If do have floorplans those are also appreciated. Also, what is the year of construction? That will narrow down building materials, styles, and planning.

Somewhat, yes. I have plenty experience with brick, plaster, masonry stone, and the sort. I don't like to fool with foundation though. OP is also getting what he pays for. I'm by no means a professional.

French agradecería here, and Bezier is a great town OP, housing market is pretty good if you consider selling, although I understand the emotional attachment. If I were you I'd go check it out and person and see how bad it is. You could pay off the initial investment in a dozen years renting and then start bringing in real cash. You could also see local real estate companies once you're there and try to work out a deal with them, where you'd finance renovations and they care of the rest. Once again Bezier is very nice, lovely part of France, I live a couple hours away, it's one of the most catholic parts of France and honestly a lovely place to raise a family. And even if it's not your own family living there, it's possible your brother would have the rathered the property stayed with you even if it was another happy family growing there. Thanks, I really hope he might have. The last few years he wasnt quite himself. We used to be very close once. One of the last things we did while he was still himself was driving from the Toulouse area where I was staying at the time to Sarlat. I'm really happy to hear he spent a lot of his last year in a nice place. If I could pick and chose any country without any concern of job and family matters, France would definitely be one of my first picks.

Im hoping to be able to go down there in August, but it's a 12 hour flight and having toddlers there's still some planning to do. Thanks for the info, I will keep it in mind! I would absolutely like to keep it if possible. Even though I realize it might turn out it isnt feasible, I want to at least give it a try.

Yeah, me too. Basically my main worry regarding the property - is the foundation fucked up or something? My dad who went there didnt seem that concerned but he's no expert. I dont have a better photo of the crack from the inside right now unfortunately, will try to arrange but will probably take some time.

I asked whether there was a crack in the facade corresponding to the one inside, but he did not think so. Nevertheless, there are some photos of cracks in the facade which might be related, might be cosmetic, couldnt tell. I will post those.

Stair case I dont have pics, can try to arrange, might take some time. It's a shared staircase. We own three small apartments (access from staircase) and a commercial space (access from street). My understanding is that there are another inhabited apartment owned by neighbours on each floor. Whether those are structurally in the same building or not is unclear (my dad could not answer this from memory)

The cracks may look worse than they actually are.
Stone buildings settle over the years. Even if its 200 years old, it will continue to do so.
The mortar, especially on limestone is prone to flaking off.
Its a different mortar than clay brick because it needs to expand with the changes of temp and humidity.
Mortar is structural, but not load bearing.

If the cracks are only in the plaster, then you are fine.

The mortar will need to be repointed though. I can guarantee most of it is fucked.

The exposed stone in the facade looks like quarried limestone plastered with cement. It's normal for this to fall off on its own after a few decades.
Some of the internal features, such as what looks like the old style kitchen. That looks like it could be Limestone also.
Because if it was field stone, there would not be plaster there.

Limestone is good news because you can fuck that ugly plaster right the fuck off and reveal the nice stone underneath. All it will need is some repointing.

The easiest way to tell for sure if the building is leaning is to take a level to exposed door frames and the large block on the top of the window opening.
There will also be cracks in these parts if the structure is damaged.
Damage usually starts at the foundation so check for cracks there.

Also, that hole in the floor is just lino. The actual floor has been removed. You can tell because there is a big empty space over the beam.
Depending on how close together the beams are, you can tell if the original floor was Limestone or wood.
If it was stone, the beams would be close.
You can also tell the construction pf the building by the stairs. If they are stone, the building is quarried blocks.

It isn't actually that bad from the photos. As flooring and plumbing is fairly easy. But finding the source of the leaking water is the fun part.

Sounds like a really fun problem to have. But only if you have the free time.

Realistically I can do electrical work, fire solutions, CCTV, TV and networking solutions.

Happy to do plumbing and flooring but have slightly imprecise knowledge.

Capable of general decor and maintenance.

I'll drop a message. Might come over during holidays and practice trades skills. If I've said something unorthodox it may be due to tiredness.
