fuck you, the Blue Man Group is awesome. Good joke tho.

I'm feeling that the Neighborhood Association is a reference to something, probably to a Nickelodeon show, since their studios are getting replaced with Blue Man Group places. But I might be overthinking it.

It's just that, as far things that are plaguing modern society go, Hipsters is very low on the list, compared to other things he could be writing about.

>>
>>92055615
Hipsters richer than the lower income area they're moving into so they can feel chic and edgy tend to experience massive cost of living adjustments that the original inhabitants can't afford and thus have to leave. Remember the episode of King of the Hill with the Hipsters moving into Entique's neighborhood? That's happening in a lot of cities nowadays.

Rural gentrification used to not be so bad due to the higher percentage of property owners and distributed job markets. Since rural areas tend not to have many public services moving to a less expensive area didn't come with the same cost of living increases that typically accompany urban gentrification displacement. However, after the decline of the manufacturing in the 90s and the nature of rural gentrification changing to large-scale commuter suburbs without accompany job growth, the effects now mimic each other.

>>92055966
Being poor is, somewhat paradoxically, very expensive.

The main thing is that poor people can rarely afford to buy a house of their own, especially in the city, so they have to rent. Rent doesn't buy you anything permanent, so if your neighborhood suddenly becomes "hot" and housing prices skyrocket, there's no way for you to benefit from it. If you owned the house you can either keep living there and enjoy the improved neighborhood, or sell it and get way more than you paid for it originally. But if you're renting, enjoying the new neighborhood is impossible because rents will skyrocket to the point where you can no longer afford them, so you have to move out. And since you didn't own your house you can't sell it, so your only option is to find an even shittier place to live where the rent is still low enough.

Buying a house is an investment, which may or may not pay off in the long run, but either way you always get something out of it. Renting a house is shoveling money down an endless pit, which will never ever pay off anything except the right to have a roof over your head for one more month.

"Hey kids, do you want a job with a major company? Join a highly competitive internship program! Sure, you won't get paid much, if at all, but you're rewarded with experience and job references! Except that internships themselves are mostly just extended job interviews where the interviewer works for cheap with no assumption of hiring, job performance really doesn't matter because there will be a new crop of underpaid labor showing up in 6 months, the tasks you perform as an intern might have nothing to do with your actual educational or vocational training, and the very fact that you weren't hired on by the company you interned for can be seen as a black mark against you by other companies!"

Buying isn't really much better unless the price retroactively skyrockets. You still pay the same or a greater amounts only now you have to pay maintenance, taxes, and everything else the person you rented from had to deal with plus interest rates.
With a mortgage you're still renting. It's just that you're renting from the bank.
The benefit isn't until after everything is paid for and that's a bit unstable nowadays since if you don't single out one kid to inherit it then the children will just sell it off and split the money nowadays rather than learn to keep/share it.

The interesting thing about property ownership is just how much of it was outright given for away for free by the US government which is basically why so many that aren't ultra wealthy have property in the first place.
Between 1/7 and 1/4 of all American's are descended from a person that was given free land from just ONE of the various programs (I forget the name and I'm way too lazy to google it for you atm) and that's mind boggling when you consider that the USA is considered an immigrant nation while these grants were almost exclusively for white people.

>>
I wonder how many people we could trigger with this portrayal of hipsters?
>>
>>92058751
Two seperate but equally important facts within the same sentence.
They gave grants exclusively for white people then for several hundred years the US had immigrants pouring in and we still had such a high percentage of people that up to 1/4 americans in general have technically benefitted from being outright given free land. Just because i said immigrant doesn't mean i meant nonwhite.
>>
>>92058695
If you're referring to the Federal Housing Administration, it doesn't give out free land; it underwrites and insures mortgages and home loans. Most of the Housing Acts of the 20th century only involve public housing. And "retroactively skyrockets" makes no sense, buying a house is the better deal as long as property and housing values remain stable or rise. The real problem is that most people take out mortgages that are too long, thus driving up the cost of ownership. One should never get a mortgage that lasts for more than twenty years.

>>
>>92058896
No. I'm talking about actual free land given.
Here's just one set of examples
https://en.wikipedia.org/wiki/Homestead_Acts
>The Homestead Acts were several United States federal laws that gave an applicant ownership of land, typically called a "homestead", at little or no cost. In all, more than 270 million acres of public land, or nearly 10% of the total area of the U.S., was given away free to 1.6 million homesteaders; most of the homesteads were west of the Mississippi River.

Additionally the whole legend of johnny appleseed was a dude taking advantage of laws to give himself free property/land ownership after he simply planted some apples and came back to confirm they grew This counted as him developing the land so he was then granted ownership of the land.
I know this is hard for you to believe but massive amounts of land in the US were actually free.

You're entire centuries late in this conversation.

>>
>>92059099
You should have more closely read your source, The Homestead Acts of 1862 and 1866 specifically include black people and didn't require proof of citizenship. Approximately 10% of US territory was given away during the Homestead Act's existence.

Johnny Appleseed not only died 17 years prior to the passage of the first Homestead Act, he also didn't meet the actual requirements of the Act, as he didn't reside on the land for five years.

I did not say only homestead acts. I said homestead acts were an example and that Johnny Appleseed was also an example of methods people could use to get free land. I did not at any point state he got it from the homestead acts specifically.
They are both two of the many ways in which people could get given free land.

The various Land Acts in US history offered the land for sale, not for free. And Johnny Appleseed is not an example of methods people could use because he didn't actually meet the requirements of getting free land and thus not get the free land. Land speculation corporations would use employees to file claims, develop the lands themselves, then have the property transferred to the corporation once acquired, assuming they didn't just commit outright fraud.

>>92055774
All good but a point on why the hipsters want the urban environments in the first place..

In the 1960s, with the fair housing act, you had something called "white flight", where white people would move out of neighborhoods where black people moved in. So doing the opposite is seen as virtuous.

Second, hipsters hold Europe as a superior living standard. Higher density urban living as better than suburubia.

>>92055966
>Why can't it be that the poor somehow get better off for superior property values?
Not sure if communist or tautological. But seriously, they can. They just have to commute to visit the nice places as tourists, as it's what they can afford.

>>92056610
>>92056662
No. There is no problem. This is just fundamental economic forces at work.

>the real problem is property owners who raise rents and property developers who raise general cost of living in response to hipsters
..are giving people with money what they want.

>>92057325
If patterns hold, hipsters who have children will want to cart them around more easily and want more living space, and move to the suburbs. Poor artists will move out when the rent gets too high. Some of the places will become dedicated to the super rich. Some of the places will collapse into what they were before the hipsters showed up.

>Are you just going to have whole areas of high-value empty houses?
Not for long. There will be real estate bubbles for sure.

>>
>>92060356
If you're talking about urban housing and rents then you can't talk about "fundamental economic forces" with a straight face due to the massive amount of government intervention in urban housing markets.

And moving back into urban areas isn't seen as virtuous, it's a symptom of a rather elitist attitude that anywhere outside of urban areas is somehow devoid of cultural merit.

Sure I can. Richer people want it so they get it is as fundamental as it gets. Government intervention can change the price tag of doing business, or introduce weird temporal distortions, but really doesn't change that, as it would in China or Switzerland. And much of the regulation, like say rent control actually generally works against the hipsters.

In the next county over from where I live, you can't have a gravel driveway, it has to be concrete or asphalt.
Thankfully, my parents were smart enough to check the local laws and buy a place where no one gives a fuck.
We had huge brush piles in our yard, letting it dry out after a tree cutting service came for some pines and trees in bad spots, sitting there for months before a few neighbors got tired of looking at it and told us they'd look the other way if we'd make a few bonfires out of the burning season.

homeowner's associations are more of a conservative suburban thing
>>
>>92056662
That's a natural evolution of the hipsters moving in, though.

Hipsters are too poor to live in the already expensive areas, so they move to cheaper, poorer ones, where they have more disposable income than people already living there. This means they are willing to pay more than what the old asking price was and cause prices to go up as more people of their income bracket come in, while also bringing along individuals with enough money to open businesses catered to the new income bracket and beyond the resources of the original one.
It's a problem as old as urbanization, and it's kind of related to the rise of suburbs and urban sprawl.

>>
>>92077518
I like gentrification for the most part, cleans up the sketchy parts of town. For example I live next to an area that has been going downhill for years.

It's now being gentrified, so all the shitty people are being forced to leave and it's becoming a better wealthier neighborhood.

If your neighborhood was shit to begin with and prices were cheap you should have worked out a rent to own scenario with your landlord.

However I haven't come across the hyper hipster gentrification scenarios depicted in this comic, but I hear about them all the time.
>>
>>92077596
Thing is, even if you own your property, gentrification can cause the property taxes to skyrocket until you can't pay them, and then you get foreclosed on anyway. You still get priced out, and in in some ways its worse because it's a slow bleeding death.

But hey, at least you get a bunch of empty luxury apartments to look at on the way out.
>>
>>92077631
you can rent out your property and move somewhere else, however in California we have prop13 which caps your taxes at 1% of the purchase price for life.

I get that the Flintstones were considered an adult cartoon at the time, expy'd from The Honeymooners, aired in prime time, the characters did ads for cigarettes, first show period to show a woman going into labor, but this is still a hell of a thing. Props to DC and TW for not neutering it.
