The biggest red flag is if she always running out of money and having to eat nothing but ramen for several days before getting her next paycheck arrives, same thing if she can't afford to pay her phone/electricity/rent bills until they're overdue.

A slightly smaller red flag is if she frequently buys junk like new clothes and fancy electronics with her credit card, in my experience people who do that usually have at least twice as much debt as they think they do

You will find out when you move with each other. Also don't think women are the only ones to do this. Men these days run up debt as well. Student loan is one thing, and that's just a given. As long its below 30k its manageable. But this debt issue is not a youth thing. Look at their parents aka the boomers. They have so much debt that the debt will be pass onto to their kids. Also financially secure women often are the workaholics so they don't date.

Ask about their parents spending habits, there is a strong correlation between the parent and the child's spending habits. If the parents lived a lavish lifestyle and spoiled her, she'll do the same and never accumulate wealth.

if you want the house and you are the sole beneficiary then you'll need to take out a mortgage in your own name and pay off the balance of the existing one - you'd be pretty stupid to do this if the house was in negative equity

principle is the same really as I already mentioned - bottom line is you don't inherit debt
