Yes it feels great. But this is my problem. I feel like making money is what I do, and what I'm good at. If i try other persuits, even humanitarian ones, I feel like what other people get out helping others is not what I get out of it.
I enjoy where I'm at, but I still have to come to terms that THIS is my life. other people have varied interest, maybe their even well cultured. While I'm fixated on catching the next dip, or what the last FED minutes said. I have become one dimensional over the course of two years.

Real estate is a great passive income. With an income of $40-50k you can easily get financed to buy a class c multi family complex AND money left over for a refurb.
Basically you take a shithole that charges $0.75/sqft, put in paint, new appliances and counter tops, then charge $2/sqft. In two years (after the rent roll turns), you can sell it to pay off your balloon loan (interest only) and put the proceeds in the bank.
