Best tenants for cheap high yield properties are blue collar type neighborhoods and tenants.
stay away from the niggers if you dont want to deal with stupid shit, I've been there, they are always trying to become a victim or have an excuse to pay less and are so dumb that you will be getting phone calls about the dumbest shit.
Also before buying you need to establish how much it will rent for and make sure you can cover your calculated maintenance cost + produce a nice little bit of cash flow
for tenants the golden rule is NEVER rent to friends and family, real estate professionals or lawyers they are all in a good position to screw you by stopping rent payments, making you feel guilty about kicking them out, or by using loopholes against you
