Any of you faggots ever bought a foreclosed property and flipped it? I know they sell them at the courthouse time to time I hear they can be cheap... I would like to buy something pretty moderately priced and flip it quickly for a small profit...any tips? Suggestions? Things to avoid?
yea, both property and houses. Ive made between 15k and 40k each and have only done 3. make sure its a free and clear tax exempt sheriff sale. Anyone can buy, but you need to have cash.
Cheap isnt the word, I bought an acre of land that went up for tax sale for $2300 in a very good area, sold it for $45k damn near immediately with zero work put in.
Not sure what state you are in but thats how it works here. Real estate agents are banned from doing too many a year as well, so regular people tend to make out pretty well.
Flipping a house quick will take a lot of work, and a lot of knowledge in the legal process.
Foreclosures can take a lot longer with the bank having to agree, the owning parties having to sign, and getting the fucking bums who weren't paying out of the house without destroying it.
Sheriff sales are the way to go for faster money.

I did this. Bought it from the bank though, which added to the cost. Bought for 170k in a neighborhood where most places were going for 200k easy. Renovated it while we lived in it 2.5 years, just sold it for 250k. Reno expenses were about 40k so we came out ahead 40k on the deal. Looking to do it again and this time grab it at the courthouse instead of from the bank to see if I can get one even cheaper.

40k and 2.5 years of living rent free is pretty good, im hoping I can find something that wont be advertised very widely and that I can sneak in on for 10K or less because less face it even a shitty 70 year old one bedroom should be worth 15-18k pretty quick...maybe sell it on a land contract around income tax return time for half down and finance the rest for 10%
