Biz I need your advice. I'm currently living with my parents, they are selling their house and have a buyer. So, I went looking at houses and found something modest that I can afford.
Parents then tell me they can buy a house in the area of my work for cash and I could live there instead. They want to live in Europe and won't be at the house much. I would pay utilities and, maintain the house and pay some form of rent. In both scenarios my girlfriend will be moving in with me.
Wat do biz? Take on the risk of buying a house myself or get a better house that my parents own that I'd eventually own as well.

Take your parents' house, no brainer.
Even if they hide debt from you and there's no more house when they croak, who cares? You'll have invested the money and gotten a better return anyway. Current housing prices are unsustainable in the long (10+ years) term.
