IMHO, Water. I built a website where users can request a quote for fresh water to be delivered. I'm basically a water broker for every dumb chick with a swimming pool/prepped/large contractor.

I purchase the water from suppliers (mostly govt.) and sub contract the hauling. I'm buying 3 trucks this month (hopefully) and I'll increase margins by owning the supply chain (considering labor/insurance/permitting cost don't fuck me over). I plan to own a niche segment in an industry I think will change rapidly between now and when I want to retire.
