If I hired someone to help me invest $18k, how much could I get out of it?
Thank you.

if invested in vanguard with their typical index fund you only pay .06% in fees.
if invested in an acceptable broker at average rates expect to pay between .3% and 1.5% in fees (these are per year)
if invested in the high end hedge funds (lol) expect up to 4% in fees

He can't invest in a hedgefund. That requires accreditation or millions of dollars.
I just saw a 2br home in my area for 18k and rents for 550 / month. After taxes, insurance, 10% management fee, you'd be clearing about 300 / month.
But that's in a poorer area, so you'd have standard issues with these types of places. Stl it might not be a bad way to go.

Get on zillow or redfin then and look in places like birmingham, memphis, etc.
I'm actually tempted to get it myself.
