It is. These fucking house flippers are fucking up the last 10 years and made easy pickings. Knowing your market and what procedure to use helps. I'm not making much but I'm not taking much risk and just playing. Been busting ass to pay off bad debts for some years.

Next year we take the plunge and go balls deep in real estate.
