30% cap rate sounds ridiculous unless you are in a terrible area, and even then it sounds like a stretch. What's the crime rate? Also if the property is considered commercial, when applying for a mortgage, they tend to focus more on the property itself rather than your finances, not to say that your finances don't mean anything.
