>been working part time for a year
>probably 2 days a week on average
>getting more hours is just a matter of asking
>thinking of buying property with a cap ratio of 30% that already has 9 tenants
>I have 0 debt
Can I get a mortgage?
>>
Probably not unless you have a ridiculous amount of capital to invest (70-80%)
>>
>>1567922
What do you recommend I do? Work full time for a year or two?
I've got 20k in the bank. If you were selling a mobile home park for 140k, would you accept that little as a down payment? Keep the cap ratio in mind as well.
>>
The maximum you could borrow depends on your credit score and income. And you'd at least 20% for down payment.
>>
>>1567929
You'll need 28k down payment and want 5-10k for closing costs, as well as 10-20k for repairs.
>>
wtf is a cap ratio? do you mean cap rate? there is not 30% cap rate. Fucking faggot, go read some books.
>>
>>1568007
This.

Maybe he meant 3%?
>>
30% cap rate sounds ridiculous unless you are in a terrible area, and even then it sounds like a stretch. What's the crime rate? Also if the property is considered commercial, when applying for a mortgage, they tend to focus more on the property itself rather than your finances, not to say that your finances don't mean anything.
>>

It's actually 18%. misread
Crime rate is average. Population growth is nonexistent, could that be the catch?
