yeah, you need some operating capital and savings for the inevitable problems and vacancies that will come up.

Maybe put half of your money into real estate and hold the rest at least until you've got reliable cash flow and some idea what the costs will be.

That would be a risky fucking endeavor. Remember, when you own rental properties, you have a job. For each month a property goes without a tenant, you lose both potential income and whatever mortgage you have to pay. Tenants are people. People damage things, and you won't believe just how much damage they can cause (especially.. poorer tenants).

So yes, it would be pretty fucking retarded to put 20% down on 5 condos, even assuming you can afford to pay down the mortgages without tenants.

But if its a safe city where you dont have problems finding people who rents.
And they are generally white people, not european gypsys or american niggers who steal your copper wire and dont pay rent it should be okay.

So rather buy 4 and use the left over money as reserve.
